In accordance with the federal Fair Housing Amendments Act of 1988 the housing in these communities is intended for occupancy in at least 80% of homes by at least one person 55 years of age or older. No person who has not yet reached his or her 19th birthday is authorized to reside permanently in these communities. In some communities, however, at least one occupant of a limited number of homes may be younger, such as at least 40 years old.
